Level 2 (HomeBuyer) Survey

Level 2 (HomeBuyer) Survey  is our most popular type of survey. It is a clear concise budget report highlighting the overall condition of main elements of the property.

We are the experts, so let us guide you through the process and give you peace of mind when buying your new home.

We have recently introduced a Level 2 (HomeBuyer) Survey without a valuation at a reduced fee for those customers who have already had a valuation or do not need one.

Why do you need a Level 2 (HomeBuyer) Survey?

  1. It is our most popular type of report.
  2. It will help you make an informed decision on how to proceed.
  3. Suitable for most traditionally constructed houses, bungalows or apartments.
  4. It will tell you about the condition of the property and any garages or outbuildings.

What do you get?

  1. A thorough visual inspection by one of our experienced RICS qualified surveyors of the inside and outside of the property including garages and outbuildings.
  2. Inspection of any roof spaces and lifting of drain covers where accessible.
  3. Damp meter readings of accessible ground floor walls.
  4. Inspection of low-level flat roofs.
  5. A clear concise 30-40 page written report highlighting the condition.
  6. The report is split into main elements of the building such as roofs, walls and floors.
  7. An easy to read traffic light system (red amber & green) to rate urgency of any repairs.
  8. Advice on any matters to be checked by your legal advisor such as guarantees or consents for any alterations or extensions.
  9. Advice about any hazards or risks to the property or people.

Need advice?

  1. We will listen to any particular concerns you may have before we inspect the property.
  2. Once you have received your report, we are happy to advise and explain anything further that you are not sure of.
  3. Our surveyors are all very approachable and will always be happy to speak with you to help put your mind at rest.

Beware of cut-price fee quotes.

Buying a home is the biggest commitment most of us make. Not all surveys are the same, and while choosing the cheapest home survey may seem like a good idea at first, it can prove a false economy, and a low-cost surveyor will not devote the time or dedication required to do a thorough job. We are not on price comparison websites for a reason.

All of our surveyors are fully RICS qualified and regulated, and ultimately, investing in a high-quality service from Avery & Co could save you money in the long-run and give you peace of mind when purchasing a property.

We have worked incredibly hard over many years to build up an excellent reputation, and our reviews are a credit to the hard work and dedication of everyone at Avery & Co to produce the highest possible standard of service to our clients and customers.

We are here to help you through the process as easily as possible. If you need any further advice, one of our qualified valuers would be happy to speak with you.

*Please note that the information contained within this section is a summary only. For detailed information please refer to the RICS Level 2 (HomeBuyer) Survey Description of Service, a copy of which is available upon request.

** Our aim is to send the finished valuation report to you within 5 working days of the date of inspection. In most cases this will be quicker, but there may be circumstances which could cause delay and which are out of our control.
