RICS HomeBuyer Report
Chester and the surrounding areas of Cheshire and North Wales have a wide variety of residential property types, all with many different styles and character. The RICS HomeBuyer survey provides a concise report which is designed for properties built after c.1900 of traditional design and construction and which do not require extensive renovation or rebuilding. The HomeBuyer Report is based on a visual inspection. It will identify any major defects to a property and provide advice about the condition of each element. It uses a traffic light system to highlight the urgency of any repair or other issues. There is also a section for your legal advisor at the end of the report which advises on any matters which may need further investigation or clarification by your conveyancer. Many purchasers do not require a valuation and so Avery & Co. can offer a Homebuyer Report without a valuation for a reduced price.

In such cases, a Building Survey may be the best option for a prospective purchaser. A Building Survey (sometimes incorrectly referred to as a ‘full structural’ survey) should not be confused with a report from a structural engineer. Like the Homebuyer Report, a Building Survey is based on a visual inspection, but the surveyor will usually spend considerably longer at the property and will also provide much more detailed advice on defects, how to treat them including future maintenance and other issues. A Building Survey does not usually include a valuation.
