RICS HomeBuyer Report
Manchester has a wide variety of residential property types, ranging from contemporary city centre properties to long established historic buildings. The RICS HomeBuyer survey consists of a clear concise report which is designed for properties built after c.1900 of traditional design and construction and which do not require large amounts of renovation or rebuilding. The HomeBuyer Report is based on a visual inspection. It will identify any major defects to a property and provide guidance about the condition of each component. This report uses a traffic light system to highlight the urgency of any repair or other concerns. There is also a section for your legal advisor at the end of the report which advises on any matters which may need investigation or clarification by your conveyancer. Not all purchasers require a valuation as a part of this service and so Avery & Co. are pleased to be able to offer a Homebuyer Report excluding a valuation at reduced cost if required.

Manchester has a wide range of residential buildings. These can sometimes be in a conservation area, be listed or in an area of special status. These properties can often be more complicated in respect of their construction, condition or future maintenance. Properties such as these, or properties which have been extensively altered or in need of major repair or renovation may not be suitable for a HomeBuyer Report. In such cases, a Building Survey would be the best option for a prospective purchaser. A Building Survey (sometimes inaccurately referred to as a ‘full structural’ survey) should not be confused with a report from a structural engineer. Like the Homebuyer Report, a Building Survey is based on a visual inspection, but the surveyor will spend a significantly longer period of time at the property and will also provide more in-depth advice on defects and how to treat them, including future maintenance advice and any other issues. Please note that a Building Survey does not usually include a valuation.
