Valuation

Valuation reports often take place during the application process for a mortgage, commissioned by the lender to the applicant.  A valuation report offers an estimation of Market Value, usually as of the date of the inspection. A valuation report does not provide any detail regarding the condition of the property, but does however contain an overall professional advice on any matters which may materially or significantly affect Market Value of the property.  All of our Chartered Surveyors in Preston are Registered Valuers under the RICS Valuer Registration Scheme.  As well as for mortgage lending purposes, we undertake valuations for many different reasons, including under the Government Help to Buy Scheme.  Our valuations are compliant with the requirements of Target Homes and Communities Agency (HCA).

RICS HomeBuyer Report

Preston has a wide variety of residential properties, varying from modern city accommodation, student/young professional studio apartments, to long established historic properties, to name but a few.  The RICS HomeBuyer survey consists of a concise report which is designed for properties built after c.1900 of traditional design and construction and which do not require sizeable renovation or rebuilding. The HomeBuyer Report is based on a visual exploration. This report will identify any major defects to a property and provide guidance about the condition of each constituent. This report uses a traffic light system to highlight the urgency of any repair or other concerns.  There is also a section for your legal advisor at the end of the report which advises on any matters which may need inspection or clarification by your conveyancer.  Not all purchasers require a valuation, and we at Avery & Co. can offer a Homebuyer Report excluding a valuation for a reduced cost.

Building Survey

Preston has a long history dating back many hundreds of years and therefore contains a considerable number of historic and unique properties.  These properties may be listed or in an area of special status and can be more complicated than normal regarding their construction, condition or future maintenance.  Properties such as these, or properties which have been extensively altered or in need of major repair or renovation may not be suitable for a HomeBuyer Report.  In such cases, a Building Survey would be the best option for a prospective purchaser.  A Building Survey should not be confused with a report from a structural engineer.  Like the Homebuyer Report, a Building Survey is based on a visual examination, but the Chartered Surveyor will typically spend a longer period of time at the property and will also provide more in-depth advice on defects, how to treat them including advice on future maintenance.  The report will also cover any other issues of note.  Please be aware that a Building Survey does not usually include a valuation.
