  5. If you want the building surveyor to undertake a bespoke investigation.

Help to Buy Valuation

  1. Help to Buy is a scheme which was introduced in 2013 to make new build properties more affordable.
  2. The Government lends you up to 20% of the purchase price towards your deposit.
  3. This loan is interest-free for the first five years, after which you must start paying off the interest on the loan.

Residential Valuation

  1. A valuation for purchase or sale.
  2. Shared ownership/shared equity.
  3. Insolvency.
  4. Matrimonial or probate purposes.

EPC

  1. An EPC is required by law in the UK whenever a property is marketed for sale or rent, or if it is newly built.
  2. An EPC is important to landlords and prospective buyers or tenants as it demonstrates how energy efficient a property is.
  3. If it has a low rating, the energy bills for that property could be high.
  4. Without a valid EPC property owners could be fined.

What’s included in a survey?

Put simply, it is a survey report that will outline the condition of the property you wish to purchase. The mortgage valuation carried out by your lender is not a survey. It is performed, often remotely, by the mortgage lender to assess the risk of the loan amount. These valuations will tell you nothing about the condition of the property you want to buy.

The survey will include:

  1. An inspection of all major features including any ongoing structural movement, roofs, walls, floors, woodwork and ceilings.
  2. An inspection of any permanent outdoor structures such as garages and outbuildings.
  3. Checks for dampness in accessible areas.
  4. Inspection of services to the building (where accessible) such as drainage and heating systems.
  5. Identification of any areas that would need to consult your legal advisor on for further investigation.
