Our services

RICS Surveyor Wigan: We offer a fully RICS regulated survey and valuation service and can provide different types of services depending on the type, age and condition of property you are thinking of buying in the Wigan area, including valuations for the government’s Help to Buy scheme.

Level 2 (HomeBuyer) Survey

It is our most popular type of report.
It will help you make an informed decision on how to proceed.
Suitable for most traditionally constructed houses, bungalows or apartments.
It will tell you about the condition of the property and any garages or outbuildings.

Level 2 (HomeBuyer) Survey with valuation

It will help you make an informed decision on how to proceed.
Suitable for most traditionally constructed houses, bungalows or apartments.
It will tell you about the condition of the property and any garages or outbuildings.
The valuation will tell you if the price you are paying is reasonable.

Level 3 Building Survey

If you want a detailed report covering all of the main elements of a property.
If your property is old, listed or of unusual construction or poor condition.
If the property has been substantially altered or extended.
When you want more advice about the construction or any proposals you may have regarding alterations or extensions.
If you want the building surveyor to undertake a bespoke investigation.

Help to Buy Valuation

Help to Buy is a scheme which was introduced in 2013 to make new build properties more affordable.
The Government lends you up to 20% of the purchase price towards your deposit.
This loan is interest-free for the first five years, after which you must start paying off the interest on the loan.

Residential Valuation

A valuation for purchase or sale.
Shared ownership/shared equity.
Insolvency.
Matrimonial or probate purposes.
Help to Buy Scheme valuations. Please see above for details of this service.

EPC

An EPC is required by law in the UK whenever a property is marketed for sale or rent, or if it is newly built.
An EPC is important to landlords and prospective buyers or tenants as it demonstrates how energy efficient a property is.
If it has a low rating, the energy bills for that property could be high.
Without a valid EPC property owners could be fined.

Why do I need a survey?

RICS Surveyor Wigan: If you are buying property in and around Wigan, then a RICS survey is a must. It will protect your biggest investment and give you peace of mind before you commit to a purchase. The RICS Level 2 HomeBuyer Survey is the most popular type of survey we do and is suitable for most property types.

It will:

Include a report prepared by a locally based professional
Help you to make an informed decision on whether to proceed with the purchase
Advise if you are purchasing the property for the correct amount or whether you should renegotiate the price (Level 2 HomeBuyer Survey & Valuation)
Highlight potential defects and issues including structural or legal issues.
Advise on potential hazardous risks
Advise you on the levels of ongoing maintenance that may be required

What’s included in a survey?

Put simply, it is a survey report that will outline the condition of the property you wish to purchase. The mortgage valuation carried out by your lender is not a survey. It is performed, often remotely, by the mortgage lender to assess the risk of the loan amount. These valuations will tell you nothing about the condition of the property you want to buy.

The survey will include:

An inspection of all major features including any ongoing structural movement, roofs, walls, floors, woodwork and ceilings.
An inspection of any permanent outdoor structures such as garages and outbuildings.
Checks for dampness in accessible areas.
Inspection of services to the building (where accessible) such as drainage and heating systems.
Identification of any areas that would need to consult your legal advisor on for further investigation.
An easy to follow traffic light system to illustrate the urgency of issues identified
A market valuation and recommended insurance rebuilding cost (Level 2 HomeBuyer Survey & Valuation).

Quotation Form

Note for Level 3 (Building) Survey enquiries.

Not all surveys are the same. Because of the detailed level of service we offer, one of our qualified surveyors or a member of our team will contact you by telephone to discuss your needs before we provide you with our fee quotation. This is a no-obligation call to discuss your needs and ensure that you are properly advised before making any decision. For all other services we will also contact you by telephone before quoting if we need further information.
By ticking the box below you confirm that this is acceptable to you.

Beware of cut-price fee quotes.

Buying a home is the biggest commitment most of us make. Not all surveys are the same, and while choosing the cheapest home survey may seem like a good idea at first, it can prove a false economy, and a low-cost surveyor will not devote the time or dedication required to do a thorough job. We are not on price comparison websites for a reason.

All of our surveyors are fully RICS qualified and regulated, and ultimately, investing in a high-quality service from Avery & Co could save you money in the long-run and give you peace of mind when purchasing a property.

We have worked incredibly hard over many years to build up an excellent reputation, and our reviews are a credit to the hard work and dedication of everyone at Avery & Co to produce the highest possible standard of service to our clients and customers.

I accept that the information entered on this form will be stored and used for Avery to contact me.
