Why do I need a Survey?

If you are buying property in and around Gwynedd, then a RICS Survey is a must. It will protect your biggest investment and give you peace of mind before you commit to a purchase. The RICS Level 2 (HomeBuyer) Survey is the most popular type of survey we do and is suitable for most property types.

It will:

  1. Include a report prepared by a locally based surveyor
  2. Help you to make an informed decision on whether to proceed with the purchase
  3. Advise if you are purchasing the property for the correct amount or whether you should renegotiate the price (Level 2 HomeBuyer Survey & Valuation)
  4. Highlight all potential problems, defects and issues
  5. Advise on potential hazardous risks
  6. Advise you on the levels of ongoing maintenance that may be required

What’s included?

 

Put simply, it is a survey report that will outline the condition of the property you wish to purchase. The mortgage valuation carried out by your lender is not a survey. It is performed, often remotely, by the mortgage lender to assess the risk of the loan amount. These valuations will tell you nothing about the condition of the property you want to buy.

The survey will include:

  1. An inspection of all major features including any ongoing structural movement, roofs, walls, floors, woodwork and ceilings.
  2. An inspection of any permanent outdoor structures such as garages and outbuildings.
  3. A test of accessible ground floor walls for any signs of significant dampness.
  4. An inspection of the visible parts of the heating & drainage systems as well as the electric, gas/oil and water services.
  5. Identification of any areas that would need to consult your legal advisor on for further investigation.
  6. An easy to follow traffic light system to illustrate the urgency of issues identified
  7. A market valuation and recommended insurance rebuilding cost (Level 2 HomeBuyer Survey & Valuation).

Meet your Surveyors

Alex Griffiths, AssocRICS, CSTDB

Having almost ten years’ experience in the property industry, Alex obtained his Level 6 Diploma in surveying and valuing through the SAVA School of Surveying in 2019.  He is an Associate Member of the Royal Institution of Chartered Surveyors and joined Avery & Co in January 2020.

Alex has recently become a qualified damp and timber surveyor and carries out a wide range of works including Level 2 and Level 3 surveys, valuations and damp and timber surveys.

Alex says his favourite part of the job is the wide variety of properties he gets to visit in his local area of North Wales. His passion for diagnosing damp and timber issues is infectious and Alex often provides training to other surveyors on the subject.

Adam Moore, BSc (Hons), MRICS, CertDEA

Adam is a surveyor and Risk and Compliance Manager at Avery & Co.

He graduated from Liverpool John Moores University with a degree in Building Surveying in 2013 and started a graduate position with Esurv (a national firm) shortly after. He successfully qualified as a surveyor and registered valuer in 2014, and then spent several years working in North Wales, Cheshire and then London as a mortgage valuer. Adam joined Avery & Co in January 2016 as a surveyor and valuer, and became our Risk and Compliance Manager in 2020. He plays a key role ensuring we provide excellent customer service and making sure we are compliant in our practices.

Adam completed his APC and became a chartered surveyor in 2023.

Liam Walker, BSc (Hons)

Liam joined Avery & Co in 2021 as a trainee surveyor.

Liam graduated from university in 2018 with a degree in Forensic Science and is due to graduate with a master’s degree in Commercial Building Surveying in 2022. Alongside his university studies, Liam is currently training at Avery & Co to become a fully qualified surveyor and registered valuer. He hopes to qualify as a surveyor and registered valuer in early 2023.
