If you’ve just had an offer accepted on a property in Leeds, congratulations! Now it’s time to protect your investment by choosing a survey that will ensure there are no hidden surprises or serious repairs just around the corner.
If you’re wondering what type of survey you need when buying a house in Leeds, you’re not alone. With several options available, it can be difficult to know which is most suitable for your property. That’s why we’ve put together this simple guide to help you understand the differences and choose the right survey for your purchase.

Leeds has a lot of older homes…

A significant proportion of properties across Leeds were built during the Victorian and Edwardian eras. Many are well over 100 years old, with 17.9% of dwellings being built pre-1919, and while they’re full of character, they can sometimes come with a specific set of risks that newer homes simply don’t. That context matters when deciding which survey is right for you.

Our surveys explained

Level 2 HomeBuyer Survey
Our most popular survey and the right choice for most traditionally constructed houses, bungalows, and apartments in reasonable condition. It gives you a clear picture of the property’s condition, highlights defects, and tells you what repairs or maintenance you should budget for.
Level 2 HomeBuyer Survey with Valuation
Everything in the Level 2, plus a market valuation, so you can see whether the price you’re paying is reasonable. Useful for negotiation and for setting your building insurance correctly.
Level 3 Building Survey
Our most thorough residential survey, for when you want a detailed report covering all the main elements of a property. If the property is older, of unusual construction, in poor or dilapidated condition, or has been significantly altered or extended, then a Level 3 Building Survey is the most appropriate option.

Which survey is right for your property?

  • Post-war or modern home in good condition? A Level 2 HomeBuyer Survey is likely the right fit.
  • Victorian or Edwardian terrace, or anything pre-1910? Depending on the condition and construction of your property, you may require a Level 3 Building Survey; this is not always the case though.
  • Property that’s been extended, converted, or significantly altered? A Level 3 building survey is the best option when you want more advice about the construction, specific defects, any proposals you may have regarding major alterations or extensions.
  • Only need a market valuation? Our Residential Valuation covers that without the full inspection, we also offer a specific Help to Buy valuation.
