Covid-19 has had a huge impact on the housing market with many people unable to pursue or complete a purchase. As we emerge from the total lockdown, the housing market has started to move again, albeit with some constraints. Estate agents are now back at work and socially distanced viewings are taking place. This means people are now able to move to a new house. These are the first steps on the road back to full activity in the market.

There will be some pent-up demand in the market because so many people have had to put their plans on hold during the pandemic. Buyers are also eager to get their situation moving again. Property portal Rightmove reported its busiest ever day on May 27th with more than 6 million visits to its listings. There may be a quicker recovery seen in the new homes market because it is easier to perform socially distanced and virtual viewings in empty properties.

The pace of recovery, beyond the short-term bounce in the sector, will depend largely on the state of the wider economy as we start to see businesses operate again. However, the market is moving, and people are ready to look for and buy their next home.
